Blue Sky at Vista Ridge is a 408 condominium community located in Erie, CO. Blue Sky is centrally located, just two miles west of I-25 on Hwy 7.  The complex is only 20 minutes north of Denver, and 17 minutes east of Boulder. Blue Sky features magnificent mountain views, a swimming pool, well-equipped workout facility with extensive gym and cardio equipment, and miles of paved trails. Residents also have direct views of and easy access to the award-winning Colorado National Golf Course.   If you are looking for maintenance-free, golf course living, with easy suburban access, then Blue Sky Condominiums may be your next home!  The condos at Blue Sky are also the most affordable, recently built housing in Erie Colorado.

Blue Sky features 3 main floor-plans, with 2/1, 2/2, and 3/3 configurations.   The complex has a limited number of ground floor units with direct garage access, and the rest of the units can be found with (or without) detached one car garages. 

Typical pricing in Blue Sky at Vista Ridge (as of 12/2016):

• 2/1 units from $195,000-$220,000
• 2/2 units from $225,000-$265,000
• 3/3 units from $275,000-$290,000

*Most of the condo units include a detached one-car garage, however some of the units do not include a garage. The units without a garage are typically priced $15k-$20k lower than those with a garage.   Other factors influencing condo pricing are the floor of the unit.  Ground floor units are the most valuable, with middle and 3rd floor units following.  The value of the units can also increase for units directly facing the golf-course, or units with an unobstructed west facing view of the mountains. 

HOA Dues for Blue Sky at Vista Ridge are $212 Monthly.  Dues Include the use of the Blue Sky clubhouse, Blue Sky community pool, and Blue Sky fitness facility.  Exterior maintenance with roof, hazard insurance, grounds maintenance, recycling, trash removal, snow removal, and water.

Obtaining a mortgage loan for a unit in the Blue Sky Complex is a bit more challenging than some other complexes.  Because the complex has recently lost its Fannie Mae and FHA/VA eligibility (due to a ratio of too many renters occupying the units, vs. units occupied by the actual owners), conventional Fannie Mae, Freddie Mac, FHA, and VA loans will not lend in Blue Sky.  However, we can provide you with a list of several local lenders and Credit Unions that will still finance these units with reasonable terms and interest rates.  Just be forewarned that not all mortgage companies can lend on these units.   Make sure you clarify with your current lender as to whether they can lend on a "non-warrantable condo", before attempting to put one under contract.
